No Aadhaar, No Property Registration in Maharashtra From Oct 1

Maharashtra has made Aadhaar-based identity verification mandatory for property document registration from October 1.
The rule covers 63 categories of documents. A gazette notification formalises the change, which Revenue Minister Chandrashekhar Bawankule announced.
The move is aimed at curbing fraud in property transactions. Fake identities and impersonation have long plagued registrations in the state.
Alongside the Aadhaar rule, Maharashtra has overhauled its redevelopment regulations. Housing society meetings on redevelopment must now be video-recorded, and projects get a two-year completion period.
The video-recording rule addresses a common complaint: opaque decision-making in society redevelopment deals. Members will now have a record of what was agreed.
The two-year completion timeline puts pressure on developers to finish on schedule, a chronic problem in Mumbai's redevelopment market.
Property lawyers say buyers and sellers should ensure their Aadhaar details match their documents before visiting the registrar.
The changes are among the most significant to Maharashtra's property regime in years, affecting millions of transactions annually.
